Pradhan Mantri Awas Yojana is government policy, which is also known for Housing for All (Urban). It was started by the central government of India for an intention to fulfill the housing requirement of all urban poor including slum dwellers. It was commenced in 2015, and finally, for the 6-18 lakh income group, it has been extended till March 2021.
Note – For income groups greater than 50000 per month cannot apply online. Please contact banks directly to apply under CLSS MIG.
How to apply for Pradhan Mantri Awas Yojana?
1. Open a web browser
Log on to the official website of Pradhan Mantri Awas Yojana Scheme pmaymis.gov.in

2. Click On Citizen Assessment
After clicking on the Citizen Assessment button, you will get two options.
For Slum Dwellers – Under this option, those people who come from backward areas can apply. For example slum areas, where there is neither clean drinking water nor good hospital facilities nor any sanitation facilities. Here is the PMAY application form for Slum Dwellers 2020.
Benefit Under Other 3 Components – Under this option, all those people, who fall under these categories EWS, LIG can apply. Here is the PMAY application form 2020.

3. To open an application form
Here, you have to enter your Aadhaar number and your name, after that you will get an application form.

4. Select Your Location Details
Here, you have to fill your state name, district name, city name.

5. Choose whether you are from the Development Area or not
Before you choose the development zone, you have to see whether you are from the development area or not. Therefore, this PDF (List of all planning area or development areas) will help you to know the whole development areas, if you come under these areas, tick yes.

6. Select your preferred component
There are 4 preferred components under PMAY, Credit Linked Subsidy, Affordable Housing in Partnership, Beneficiary Led Construction, or Enhancement, In Situ Slum Redevelopment. I have mentioned these categories below.
You can choose your category according to you, but I want to tell you that the Credit Linked Subsidy Scheme is quite popular, as anyone can apply except slum dwellers.
( Note – Slum Dwellers option appears only in the form when you choose the option of Slum Dwellers in the Citizen Assessment.)

7. Fill in your basic details
Fill your basic details like name, gender, father’s name, age, address, state name, city name, and mobile number.

8. Fill in your Ownership details
You have to fill the ownership details of the existing house, like roof types and numbers of rooms excluding the kitchen. After that, you have to fill the name of the head of the family and their ID details.

9. Fill in your Family Member details
Fill the name, relation, gender, age, and ID card of each family member and press the add button.

10. Select Your Religion and Cast
If you come under these given religions, then select your religion, if not, then select others. After that select your cast.

11. Fill in your bank details
Here you have to choose the name of the bank, state, city, and bank branch, then enter the account number. After completing these details then fill the size of the existing housing unit (carpet area in square meters).

12. Fill in your personal information
Here you have to fill in your personal details, such as whether you have a disability or not, whether your family owns any house anywhere, employment status, occupation, average family income, and whether you have a BPL card or not. After filling these details, then you choose your family’s housing needs.

13. Final Step of PMAY Application Form
Once this form is done, click on the checkbox that says “I am aware of that …” and then enter the captcha code and click the “Save” button at the end of the application form.

After clicking on “Save Button”, you will see a new screen where a system generated application number will be given to you. You can print it directly if a printer is connected to your computer or you can also save that receipt as a PDF.

Preferred components under PMAY
Credit Linked Subsidy – It is a part of PMAY, under which Economically Weaker Section (EWS), Low Income Group (LIG) and Middle Income Groups (MIG) can avail home loans at low EMIs. It is also available for housing loans taken for new construction and addition of room, kitchen, toilet. But remember, If you fall in the MIG category, then contact the bank directly to apply under CLSS MIG.
Affordable Housing in Partnership – It is a partnership between the private sector and the government to increase the availability of houses for the EWS category. Therefore the government is providing central assistance at the rate of Rs 1.5 lakh per EWS house.
Beneficiary Led Construction or Enhancement – It assists individual eligible families belonging to the EWS category to either construct new homes or enhance existing homes. Additionally, those who are not able to take advantage of other components of the mission, such families can apply under this category and get central assistance of Rs 1.50 lakh.
In Situ Slum Redevelopment – Many backward areas fall into urban areas, where people live in slums. Where there are not enough resources to live properly like no water supply, no hospital, no pucca house, etc. Therefore the government’s goal is to leverage the potential of the land under the slum area, providing homes for eligible slum dwellers to bring them to a formal urban settlement.
Eligibility of Pradhan Mantri Awas Yojana
The main objective of the Pradhan Mantri Awas Yojana is to provide pucca houses to everyone by 2022. Therefore under this policy, those people who do not have their own pucca house will get benefits.
But many times this question comes in mind that those who have their own pucca house, will not take advantage of the PMAY.
Well, Either adults or married, who have not taken any benefits of housing schemes by the Govt of India, they can apply. But remember, you should not have a pucca house on your own name.
Beneficiary Criteria for PMAY
An adult or earning member of the family will be considered as a separate identity, In the same way, married couples are also considered as a separate identity.
Married couples and their unmarried children who are under 18 years of age will be considered as a single identity.
Applicants Category under PMAY Scheme.
The scheme categorizes the applicants into the following categories based on the annual income of their families.
- Economically Weaker Section (EWS) – If your family’s annual income is up to rupees three lakhs, then you come under the EWS category.
- Low Income Group (LIG) – If your family’s annual income is between three lakhs to rupees six lakhs, then you come under the LIG category.
- Middle Income Groups (MIG-1) – If your family’s annual income is between 6 lakhs to rupees 12 lakhs, then you come under the MIG-1 category.
- Middle Income Groups (MIG-2) – If your family’s annual income is between 12 lakhs to rupees 18 lakhs, then you come under the MIG-2 category.

Some Important point to be remember
- There is no restriction in the value of the house being purchased and the loan being availed.
- If you are purchasing a house in the EWS and LIG category, it is mandatory to have a woman co-owner.
- If you are constructing a house on the plot, and you fall under the EWS or LIG category, Even then you can take benefit without a woman co-applicant.
- In the case of a home renovation or extension in EWS and LIG categories, the carpet area of the home can be a maximum of 323 square feet and 645 square feet respectively.
- This scheme is applicable for customers purchasing or constructing their first home in the family. It includes husband, wife, or unmarried children.
- For MIG-1 and MIG-2 categories earning adults (irrespective of marital status) can be treated as a separate family.
- Pradhan Mantri Awas Yojana subsidy is only available for Pucca houses and located in urban areas only.
- Whoever wants to take advantage of this subsidy, should be between 21 years to 55 years of age.
- If a woman already has taken a house under this, then her husband cannot take advantage. Since husband and wife are considered a single identity(Family).
Benefits of PMAY
There are multiple benefits PMAY, some benefits are already mentioned in the above.
- You will get a loan subsidized rate of interest.
- Handicapped and senior citizens will be given preference in the allocation of the ground floor.
- Additional preference priority is given to women.
- If you want to renovate or extend you will get benefits of the subsidy.
- Additional benefits are given for slum dwellers and EWS or LIG category.
PMAY faq questions
The last date to apply for PMAY is 31 March 2022, but the MIG category can apply only till 31 March 2021.
The MIG scheme was discontinued on 31/03/2020, but due to the coronavirus, the Government has extended the PMAY housing loan subsidy for Middle Income Group (MIG) until 31 March 2021.
No, female co-applicant is not required for the MIG category.
Yes, a Credit linked subsidy scheme is just a benefit for home loans, for which any category can apply, e.g. EWS, LIG, MIG-1, MIG-2, etc.
If you are coming under EWS or LIG category then you will have an interest subsidy of 6.5% per annum on the first rupees 6 lakhs, which is 2.67 lakhs.
